Waterlogged New-Build Garden? 7 Checks Before You Pay for Landscaping

If your new-build lawn turns into a paddling pool after rain, pause before ordering paving, fresh turf or a truckload of topsoil. Standing water is a symptom, not a diagnosis, and a smart new surface can simply hide the problem until it returns in a more expensive form.


The sensible order is to record what happens, check levels and water sources, understand the soil profile, then choose the least disruptive solution that gives water somewhere safe to go. If water sits against the house, enters the building or persists after ordinary rainfall, raise it with the developer or warranty provider and get qualified drainage advice before changing the site.


Why new-build gardens become waterlogged


Construction changes soil. The RHS notes that topsoil is commonly removed during building work and construction traffic can compact the exposed subsoil. A thin layer of topsoil and turf may then look tidy while water struggles to move into or through the ground below.


Heavy clay can drain slowly even when it has not been mistreated. Add compaction, shallow soil, buried debris, poor falls or runoff from hard surfaces and the result can be puddling, a soft lawn and plants that fail despite regular feeding.



1. Record what happens in wet weather


Photograph the whole plot while it is raining, again when the rain stops and once more the following day. Note the date, approximate rainfall, depth and outline of each puddle, and whether the same area is affected every time.


Pay particular attention to water close to doors, air bricks, walls and retaining structures. A puddle after exceptional weather is different from repeat standing water after an ordinary shower. Keep this evidence before altering levels; it can help a developer, warranty provider or drainage professional understand the original condition.


2. Map the high and low points


Water follows levels, not design intentions. Look for turf or paving falling towards the house, low spots caused by settlement, raised beds blocking a route and fence lines where neighbouring ground is higher.


Finished paving needs deliberate falls and drainage. NHBC external-works guidance calls for adequate falls, cross-falls and drainage on relevant surfaces, while Approved Document H explains that rainwater from roofs and paved areas must be carried away by suitable means.


Do not casually raise a patio against the building, cover air bricks or bridge the damp-proof course. Thresholds, retaining walls and drainage channels need competent design and installation.


3. Check every source of water


  • Watch downpipes for leaks, overflows or disconnected outlets.

  • Look at sheds, garages and extensions whose roofs discharge into the garden.

  • Check whether paving sends runoff towards the lawn or house.

  • Notice water arriving beneath fences from higher neighbouring land.

  • Ask whether a recent patio, extension or driveway changed the original route.


Fixing a source can be more effective than trying to drain the whole lawn. Never divert water onto a neighbour's property or connect drainage to a sewer without confirming that the route is lawful and suitable.


4. Look beneath the turf

A shallow inspection can reveal whether tidy turf is hiding thin topsoil, dense subsoil or building debris.

In a safe position away from known services, lift a small square of turf and inspect a spade-depth profile, then backfill it promptly. Look at topsoil depth, abrupt dense layers, rubble and whether water is perched above compacted ground.


This is observation, not a formal infiltration test. Deep trial pits and soakaway testing require safe excavation and an understanding of the ground. Stop if you meet services, contamination, unusual voids or anything you cannot identify.


5. Separate surface compaction from a wider fault


If the upper lawn is sealed but the soil beneath is workable, suitable aeration and soil improvement may help. The RHS recommends spiking or hollow-tine aeration for compacted lawns and, in more serious cases, lifting turf and cultivating the soil with organic matter.


If water sits across the plot above dense subsoil, enters from elsewhere or has no viable outfall, surface treatments alone will not solve it. Re-turfing may offer a brief cosmetic improvement while the same wet layer remains.



6. Decide where water can safely go


Every drainage idea needs a destination. Water might infiltrate where testing shows the ground is suitable, be slowed in a planted basin, run to a permeable area or enter an approved system designed by a competent professional.


A soakaway is not simply a gravel-filled hole. Suitability depends on infiltration, groundwater, ground stability, nearby structures and local requirements. National SuDS standards treat surface water as a connected system and note that stricter local evidence can take precedence.


For front gardens in England, government guidance encourages permeable surfacing or directing runoff to a lawn, border, rain garden or suitable soakaway. It also warns against putting rain gardens or soakaways close to foundations. Check the rules applying to your nation and property.



7. Make drainage part of the design

A planted basin and permeable path can manage water while adding structure, habitat and seasonal interest.

A good solution should feel like part of the garden, not a collection of emergency trenches. It may combine less impermeable paving, generous beds, a subtle low point, permeable paths, soil improvement and a controlled overflow route.


A rain garden is a shallow planted depression that receives runoff temporarily, not a permanent pond. Plant choice depends on how long it stays wet, how dry it becomes between storms, soil, light and exposure. Its location, capacity and overflow still need to be designed for the site.


Where lawn repeatedly fails in the lowest area, consider whether lawn is the right surface. A planted basin or moisture-tolerant border can turn the wet point into a feature while circulation and seating stay on firmer, slightly higher ground.


Seven mistakes to avoid


  1. Laying new turf over compacted ground and expecting it to cure the cause.

  2. Drilling deep gravel-filled holes without knowing where the water will go.

  3. Adding a thin layer of topsoil while leaving an impermeable layer below.

  4. Paving more of the plot without accounting for additional runoff.

  5. Installing a land drain with no suitable, permitted outfall.

  6. Sending water towards the house, a neighbour or retaining wall.

  7. Excavating near foundations or buried services without competent advice.


The right order for the project


  1. Record the problem before changing anything.

  2. Raise possible defects with the developer or warranty provider.

  3. Survey levels, thresholds, downpipes and incoming runoff.

  4. Inspect the soil and arrange specialist infiltration testing where needed.

  5. Agree the water destination and overflow route.

  6. Design paving, paths, planting, lawn and levels around that strategy.

  7. Complete drainage and ground preparation before finishes and planting.


This order protects the budget. Drainage, levels and layout affect one another, so buying them separately can create rework. An affordable patio becomes expensive if it later needs lifting to correct the fall or add a channel.
